Stop Patching a Roof That Has Run Out of Life
There is a point where a roof stops being worth repairing. The leak you fixed last winter comes back somewhere else, the corrosion is no longer confined to one or two sheets, and every quote is money spent on a roof that is going to need replacing anyway.
Replacing it properly is what we do. We strip the old roof off, check what is underneath before anything new goes down, then lay new Colorbond and flash every chimney, valley and join so water runs off the roof instead of into it.
If the gutters and downpipes are not up to it, they get done at the same time. A new roof draining into old guttering is only half a job.

Roof Replacement Questions
It comes down to whether the deterioration is localised or general. A few damaged sheets, one failed flashing or a single corroded section can usually be repaired. Once corrosion is spread across the roof, the fixings are letting go in multiple places, or you are repairing a new leak every winter, you are paying repeatedly for a roof that is at the end of its life. We inspect the roof and tell you honestly which of those you are looking at.
There is no standard price. Cost is driven by the size and pitch of the roof, how hard it is to get access and equipment to it, the profile and Colorbond colour you choose, whether the old roof is tile or metal, and what we find underneath once it comes off. We inspect the property first and then give you a written itemised quote, and the price is fixed once you sign.
Yes, and it is a large part of our work. Converting tile to metal changes the load on the roof structure, so depending on the house it can require engineering input, a building permit and some carpentry. We coordinate the builders, engineering and permit work where those are needed. We do not repair, re-bed or re-point tiled roofs.
No. The roof is taken off and replaced in sections so the house is never left open, and the work happens from the outside. You will hear it, and there will be a skip and access equipment on site, but you can live in the house throughout.
It is fairly common to find deteriorated timber, old sarking or previous patch repairs once the roof comes off. We show you what we have found and what it means before we do anything about it, rather than quietly adding it to the bill.
The Colorbond steel carries the manufacturer warranty that applies to the product and profile you choose, and you receive that documentation at handover along with any compliance certificates. Warranty terms for the installation itself are set out in the contract before work starts.

When a Roof Is Worth Replacing
Metal roofs fail from the fixings and the laps outward, and tiled roofs fail through the bedding, pointing and the sarking underneath. In both cases the symptoms arrive gradually: a leak in one spot, then another, then a ceiling stain that comes back. Replacement makes sense once the cost and frequency of repairs stops being worth it, or once corrosion has moved past a few isolated sheets. A roof that is otherwise sound with one damaged area is usually a repair, and we will say so.
Old and Rusted Roof Replacement
Older corrugated and zincalume roofs reach a point where the sheets are perforated, the laps have opened up and the fixings no longer hold. Patching becomes a losing game. We strip the roof back, check and prepare the structure, and install new Colorbond sheets with new flashings throughout so the roof drains as one system.

Converting a Tiled Roof to Metal
Tile to metal is the biggest change of the three, because removing several tonnes of tile and replacing it with steel alters the load on the frame. That can mean engineering input, a building permit and carpentry work to the battens or structure. It is also the conversion that changes a house most visibly. We manage the trades, engineering and permits so it runs as one project rather than several.

Asbestos Roof Replacement
Asbestos cement roofing is still common on houses, garages, sheds and older commercial buildings around Melbourne. It cannot simply be removed and taken to the tip. Our licensed team handles containment, removal and compliant disposal, then installs the new metal roof, and you receive the clearance certificate as part of the handover documentation.

Gutters and Drainage as Part of a Replacement
A new roof on old, undersized or rusted gutters is half a job. While the roof is off, it is the cheapest and easiest time to replace gutters, box gutters, downpipes and rainheads so the drainage matches the new roof. We quote it as part of the replacement rather than as an afterthought.
